Lighthouses were built to help guide ships to the shore. The beacon shone and the horn bellowed so they could find their way through even the murkiest fog. Beacon Homes was inspired by this guiding light, so we named both our company and our floor plans after this shining example. The inspiration behind Beacon Homes is that a lighthouse guides you home, and we wanted to share a little of this story with you.

The first lighthouse in the country was built over 300 years ago, on an island off the coast of Boston. Since then 1,910 lighthouses have been built, but very few are still in operation. The newest lighthouse was built in 1962, on Sullivan’s Island in Charleston, SC. This is the only one equipped with an elevator.

Among the most famous lighthouses in the U.S. is the Statue of Liberty. As a landmark, it has endured as a tribute to American freedom. As a lighthouse, however, it failed. In 1886, when electricity was still a new concept, it was difficult to accurately position the lights. Over many years, teams worked to perfect the lighting, but, eventually, the cost was just too high. In 1902, it was decommissioned as an aid to navigation.

New Haven Lighthouse, Connecticut

The New Haven Lighthouse in Connecticut was built in 1805,  just south of Five Mile Point. Its location at the entrance to New Haven Harbor was known for its rocky ledge, a hazard to passing ships.

It’s not so difficult to make it home to Beacon Homes’ New Haven floor plan. This single-level home spans 2,315 square feet, with 4 bedrooms and 2.5 baths in a split floor plan. The heart of this home is the open concept. The center island kitchen occupies a large corner, with the dining nook on one side and a generously sized great room on the other. From just about anywhere in this home, you have a view of your surroundings, as well as the wonderful comfort of your own great indoors.

Ashland Breakwater Lighthouse, Wisconsin

While we most often think of lighthouses along the ocean coastline, many of them light up rivers and lakes. The Ashland Breakwater Lighthouse towers over Chequamegon Bay of Lake Superior. The government built a breakwater here to protect ships from heavy storms churning across the massive lake, and 22 years later, constructed the lighthouse to light the way. On its 100th anniversary, the Ashland Breakwater Lighthouse became the responsibility of the National Parks Service, to maintain the structure’s historical heritage.

When you think of a lighthouse, does it remind you of something cozy and romantic? Our own Ashland floor plan presents this same feeling. With almost 1,700 square feet, there’s plenty of room to live the way you want—which includes a little less space to take care of. This single-level home is ideal for first-time homebuyers and empty-nesters. The split floor plan adds privacy to the master suite, along with the welcome extras of a master bath with both a step-in shower and separate soaking tub, plus a walk-in closet that provides a shortcut to the family entrance by the garage. The smart design also incorporates a flex room, so you can live large in less than 2,000 square feet.

Hawkins Point Lighthouse, Maryland

Hawkins Point Lighthouse began guiding ships through the Brewerton Channel on Maryland’s Patapsco River in 1868. The tower sustained damage over the years but remained steadfast. Unlike the traditional lighthouse, Hawkins Point was designed as a “screw-pile lighthouse”. It resembled a large house rather than a tower, with a hexagonal shape and a beacon installed in the cupola. The screw-pile lighthouse was designed to be erected on soft soil, like sand and mud, with iron piles sunk deep into the bottom to support the building.

Beacon Homes named our Hawkins Point floor plan for this lighthouse. Like its namesake, we created an untraditional design, one that reflects a variety of angles. The 2,237-square-foot home has many windows that provide views of the outdoors, no matter where you go. This home design includes 3 bedrooms and 2.5 baths, with an option to add a second-floor bonus, to take your home to new heights.

Make a checklist.

You probably have a mental image of what you want in your next home. Put those ideas on paper. Make a list, print or cut out photos of features you like. Set up a Pinterest board as an online scrapbook.

What type and color of countertops and flooring appeal to you? Are you set on an open floor plan? Be as specific as you can, all the way down to the style of faucets and the size of the pantry and walk-in closet. This is a major investment and you deserve to get as much as possible without added time and expense.

Decide on your priorities.

Look at your new home checklist. What are the most important features for you? Be sure to think long-term. You might find the current kitchen “tolerable”, but within a couple of years, you’ll become far less tolerant.

If you need to renovate, what would you estimate for the time and cost? Most experts tell you to double both of those figures.

Do you even have the space in this home to remodel it into your dream?

Keep all of these concerns in mind when you’re looking at new homes so that you don’t experience buyer’s remorse far too soon.

Define “move-in ready”.

Wouldn’t it be great to have the moving van bring all of your possessions so you can unpack and settle right in? No walls to paint, fixtures to replace. The floors are absolutely perfect as is.

When buying a resale home, you’re probably prepared to make some changes. The question is, how much work do you want to put into reshaping this new home?

A move-in ready home should be exactly that. You don’t need to invest in changes.

Every year, homebuilders in the Tulsa area put their best work on display during the Parade of Homes. The 2018 event, presented by the Home Builders Association of Greater Tulsa, featured more than 150 homes from more than 60 builders. We’re pleased to announce that Beacon Homes Yorktown model won an award in the 2018 Tulsa Parade of Homes.

From June 16 to 24, participating builders opened the doors to homes, with prices ranging from $150,000 to over $1 million, spanning four subdivisions. The homes were judged for curb appeal, the floor plan’s functionality and “livability”, design, and craftsmanship. 

The Yorktown model home at 448 East 128th Street South in Jenks earned second place in the category of homes priced between $320,000 and $400,00. This Finn’s Point model is priced at $399,900, and offers 2,986 square feet of interior living space. A popular floor plan for homeowners in our Oklahoma City and Tulsa communities, this design blends stunning curb appeal with creative interior styling. The exterior features an eye-catching combination of stone and vertical siding.

Once inside, this beautiful home offers an array of “ahh-inspiring” details. The open concept in the main living area is filled with sunlight that streams through the many windows. You’re thinking about buying a new home. You browse at listings and they’re measured in square feet. You probably have an idea of the size of your current home so you base your choices on that comparison—bigger or smaller. Whether you’re moving up or downsizing, determining the perfect amount of square footage for your home is a challenge. Beacon Homes has some advice to help you make the right choice.

Square footage is only the start.

Deciding on the number alone is like choosing a restaurant by its menu prices. It’s more important to know what goes into that figure.

Square footage is a measurement of the total indoor living space. “Living space” is defined  by any enclosed area that has heating or cooling. That means the size of the bathrooms, closets, and laundry room. You might not consider these spaces as part of your living area, but they are factored in. The garage, screened-in patio, or unfinished attic or basement are not counted as living space.

So, let’s say you currently live in an 1,800-square-foot home and have decided you want to move up to at least 2,200 square feet. How did you come to that figure? Is it because you want bigger bedrooms or main living area? Do you need space for a home office or additional bedroom or bath?

Prioritize the space, not the size.

The right-sized home is more a reflection of the features and layout than the total sum of square feet. A floor plan that smartly uses its footprint can enable you to “live large”. Conversely, having space you don’t use is a waste.

Before you commit to the size of the new home you’re seeking, decide on what matters. How many rooms do you need and want? Do you want a master suite that’s separated from the other bedrooms, or do you have young children you need in closer proximity at bedtime? What’s your ideal for the number and placement of bathrooms? How much workspace should your new kitchen provide?

Walk through your current home and measure the spaces you have. This step gives you perspective when looking at floor plans. Will an additional foot or two in the length of the room be enough? Knowing your starting point is a smart step.

Measure function more than feet.

A big kitchen is appealing, but the layout is more important than the sum of the dimensions. Consider how the appliances are placed and the amount of countertop provided. Are the cabinets designed to provide creative storage, like a pull-out pantry or multi-tiered drawers? Look at how Beacon Homes’ Bellevue floor plan distributes 1,912 square feet. The open concept expands the spaciousness, the three bedrooms are nicely sized, and there’s even a flex room. The closets are integrated to maximize the storage space, including a walk-in pantry in the kitchen.

Next, imagine your furnishings in any home you’re considering. Do you have a lot of living room furniture, a big dining set, and a king-sized bed? Those measurements are important when calculating the required room size.

Rather than decide on what seems to be the right square footage for your new home, give yourself a range, like 2,000 to 2,400 square feet of indoor living space. Decide on your priorities for how you want to use that area.

You’ve made the decision to build a new home. You might even have an idea of what you want it to look like. Then you start browsing floor plans and your ideas have become clouded. Think Space Before Size

You might have a figure in mind for the total square footage of your home, but it’s more important to determine your living space needs than the size at this point. For starters, how many bedrooms and bathrooms do you need? What’s a comfortable size for each room?

Think about your lifestyle. If you like casual dining, you should incorporate a kitchen island with a breakfast bar that can seat the right number of people. A center island kitchen is a popular design because it presents more workspace, storage, and easy flow. This design also accommodates multiple people who want to linger in the “food room”.

Do you like to entertain? If so, would you rely mostly on the main living area, like an open concept or do you need a formal dining room?

If you need a home office, what’s the ideal placement of this space. For example, do you want your home office near the front door or would a second-floor bonus suite give you the space and privacy you want?

How old are your children? Teens like to have a gathering space away from the adults, so you might consider a bonus room as a valuable investment—for their enjoyment and your sanity!

Assess your storage needs. Do you need closets throughout your home, like the hallway, bathrooms and garage? Do you want your laundry room to include storage as well?

One Level or Two?

The single-level home is ideal for people who’d prefer not to navigate stairs. You can incorporate all the space you need in a convenient layout by choosing the right floor plan. The Fairfield new home design includes 2,000 square feet on one level with three bedrooms and two baths.

A two-story home usually splits the main living area from the bedrooms, which are situated upstairs. Some homeowners prefer this distinction and also position the laundry on the second level with the bedrooms.

A good compromise is a home with a second-floor bonus suite, like the Fairfield Bonus or Laurel Pointe Bonus. The bonus area can be converted to a second master suite, a playroom, home office, hobby room, or rec room, depending on your needs. Having it on the second floor increases the privacy.
