“Water Defender” Whole House Water Mitigation

Over time, water damage is the #1 enemy of your home. It can do more expensive damage than just about anything else. That’s why when we build your Beacon home we employ numerous water mitigation strategies starting outside the house with proper grading, a moisture barrier under the slab, air-checked plumbing lines, properly installed roof and flashing, a house wrap, properly installed windows and doors, angled brick seals so water flows away from windows and patios/driveway poured with fall away from entries. Inside the home we waterproof all showers and baths, mark all plumbing lines and protect them at all base plates with metal plates and, finally, test/scope all drains for blockage. We go to lengths that other home builders simply do not.

“Ridiculously Good” Home Energy Efficiency

Not only is Beacon a certified Zero Energy Ready Home Builder, but we also go above and beyond those requirements with our insulation standards and by super sealing the entire building envelope (not just the bottom plate, windows and doors as required by code). The result is a home with no hot or cold spots, consistent temperatures for a longer period of time and energy bills that are ridiculously low.

Engineer-Designed "Right Size" HVAC System

At Beacon we use a third-party HVAC engineer to identify a properly-sized HVAC system for each and every home we build. This isn’t just about making sure your HVAC system is big enough. It’s about making sure your HVAC system is the optimal size because an over-sized system is really no better than an undersized system as it will not run efficiently. Besides calculating the proper size, the engineer also determines optimal placement of ductwork and returns. Then, after installation, the engineer inspects and scores the system. In the end, you get HVAC that runs quieter and cycles properly which ultimately saves you money.

"Bigger Is Better" 2x6 Walls

We’ve all seen framed homes before, that skeleton of 2 X 4’s that serve as the framework of the house. If you look closely at this framed Beacon home you will notice something a bit different. On the exterior walls, those are not common 2 X 4’s, those are 2 X 6’s. Why use 2 X 6’s on exterior walls? There are two key reasons. 2 X 6’s increase the depth of the walls by 50%. This means considerably more thermal efficiency because there is that much more air space. It also means much better sound proofing to make sure you won’t hear outside noise when you are inside your home. Once the walls are up, nobody can see that they were constructed with 2 X 6’s instead of 2 X 4’s. But you’ll know. And we know. It’s all part of Beacon building homes right.

"Hold It Together" Post Tensioned Foundation Slab

We ensure the long-term viability of the foundation slab underneath your house by using a “post-tensioned” slab which can withstand more pressure without cracking. This advantage comes from the fact that the interior cables are already placed under stress. That means the concrete is held tightly together, and the cables are contributing their reinforcing properties at all times. Post-tensioning prevents cracking from shrinkage, meaning it requires fewer joints. More strength also means a greater ability to lay foundations on soft ground.

"Do-Able Dozen" Supervisor Home-Loads

How can one expect a home to get built right if the supervisor has too many homes to supervise? At Beacon, our supervisors carry a “home-load” of 12 to 15 homes each. Supervisors for other builders are commonly responsible for 25 to 30 homes at a time, a number that is neither reasonable nor manageable.

At Beacon, we provide your home with a number of nice features that most other builders treat as upgrades. In the kitchen, Beacon includes custom-built cabinetry with full-extension, heavy-duty drawer glides in every drawer, a stainless steel appliance package, 3cm quartz or granite countertops with a designer tile backsplash, a professional fixture, a countertop disposal control button and exterior ventilation above the cooktop. In the bathroom you’ll find 3cm countertops with professional-grade fixtures, a curbless shower with an integrated waterproofing system, tiled floors and walls and elongated toilets. In the garage is a WiFi garage door and a dedicated receptacle for electric vehicle charging with whole home surge protection at the breaker panel. You’ll also get a smart home system which includes a video doorbell, smart lights, a smart thermostat, a smart lock on the front door, a Wi-Fi garage door and more all controlled by one app. To keep your family healthy there is a healthy air filtration system with a UV furnace light and upgraded filtration to reduce allergies and pollutants in the home. Plus a tankless hot water heater and a recessed dryer vent. On the roof deck, we use spray foam insulation. Finally, your new home will be solar and geothermal ready. That’s a lot!
