Take as much time as you need to walk the home and consider how you might live there. No need for a sales representative to be there with you — no pressure.

Holiday season is upon us, which means it’s time for family get-togethers, plates of your favorite dishes, and cups of hot cocoa around a fire. But it’s also so much fun to bundle up, pile the family into a car, and take a drive to a festive destination to pick out a Christmas tree or see amazing holiday lights! Come experience 110 acres of brilliant holiday lights with an enormous nativity scene, angels and reindeer, and even a gingerbread family. Rhema Lights draws 500,000 visitors a year and is one of Tulsa’s not-to-be-missed events! As always, visitors may walk through the exhibit or ride in a horse-drawn, open-top carriage.

There’s a lot to consider — siding, trim, brick, stone, and window frames. There are endless color combinations, but they all may not work perfectly together. That’s where Beacon Homes’ new interactive Exterior Color Package tool comes in. Now, along with digitally customizing many features on the interior of your home, you can see options for exterior color selections in real time. Our talented lead designer, Chelsea, has curated several selections with colors that perfectly complement one another. You can’t go wrong, no matter which package you pick!

Seeing your exterior color options is easy on the Beacon Homes website. The Edmond Soccer Club (ESC) is a regionally-renowned club that encourages people of all ages and abilities to have fun and build skills playing soccer. Beacon Homes is proud to be the official Field Sponsor for the 2021 season, and we’ve taken immense pride in investing in opportunities for more kids (and adults!) to play sports in our community.

With 18 fields and dozens of programs, camps, and academies to suit players of all ages, anyone can participate in a structured, but fun and safe environment. Here’s a snapshot of what this highly-rated soccer club offers!

The ESC Academy allows players ages 7-10 to play recreational soccer with other kids of the same skill level. Academies are coached by experienced ESC staff coaches and focus on skill and confidence-building.

The ESC Traveling Recreational Program is designed for players ages 11-19 to participate in away games against players from other leagues around the OKC area.

The Adult Leagues include the Edmond Adult League and the Edmond Women’s Adult Soccer League. Both are designed to encourage team play, friendship, and healthy competition in a safe environment. Adult leagues are for players ages 17 and up.

Soccer Camps cater to players of all ages and focus on building specific skills and practice scrimmaging.

Tournaments are multi-day events that can draw thousands of people from all over the region. Tournaments this year include the 29th Annual Turkey Shootout, which features competition for up to 200 Recreational and Academy teams; the 27th Annual Beat The Heat tournament, offering competition for boys and girls ages 9-19, and the 1st Annual Summer Blast, where youth and adult teams play at least three games and medals are awarded.

The Oklahoma Energy Football Club (OEFC) allows youth competitive players to play at a high level and sends multiple teams to state championship games and finals each year.

Real estate markets are constantly changing and responding to larger economic forces, but the last nearly two years have really thrown a curve ball to the industry at large. Although national home prices had been on a steady incline prior to the pandemic, since summer of 2020 they have increased exponentially, by nearly 18% in fact. Although we have seen stabilization in some markets, home prices are expected to continue rising for the foreseeable future. In this article, we’ll explain the reason for this, and why it’s still a great time to buy nonetheless.

Price Increases Explained

For existing homes, scarcity was, and is, the main factor driving up their cost. For new homes, the challenge has been scarcity plus the rising cost of lumber and other building materials. From 2019 to the all-time peak in May 2021, lumber increased by over 400% for a thousand board feet. Lumber is the number one material used to frame houses, and according to the National Association of Home Builders, that cost added an average of $30,000 to each new home.

Today, the cost of lumber has plummeted since May, but at $650 per thousand board feet (as of October 2021), it is still well above the $400 averages we saw two years ago. Based on production and demand cycles, the cost of lumber is expected to continue rising at least through next year, along with other building materials like PVC piping, concrete, OSB (a type of wood panel), insulation, copper wire, and structural steel.

The cost of skilled labor also presents a challenge. There were construction labor shortages prior to 2020, and the pandemic only exacerbated them. While there are national workforce development programs aimed at attracting people to the housing industry and providing the training and certifications they need, companies are currently coping with smaller workforces and workers who may be sick or exposed, and must quarantine for long periods of time. Home building companies must be willing to pay more for skilled trade partners and craftsmen in order to complete homes.

What all this means for homebuyers is that, while home prices have stabilized in parts of the country, they have definitely not decreased, and they, too, will continue to rise for the foreseeable future, though at a slower rate. Due to materials and labor shortages, we are also still seeing delays in starting and finishing new homes. But there is good news…

Why Now is Still a Great Time to Buy

Because of the unpredictable nature of the real estate market, the best time to buy is when you are ready. If you are ready to make a move and build your dream home now, and are financially able, there is no question that it is a great time to buy. Interest rates continue to be low, which means, even with the added cost of lumber and materials, you can still afford “more house” than you could could just two years ago.

In 2019, the average interest rate for a 30-year fixed rate mortgage was 4.25%. On October 6, 2021, it was 3.13%. In summary, yes — the real estate industry can be unpredictable, but there is no guarantee that tomorrow, next month, or next year will be a better time to buy than today. In fact, the forecasts are showing that the costs of lumber, materials, interest rates, and therefore housing will continue to increase for the foreseeable future.

Can you get too much of a good thing? When you’re talking about your favorite food, maybe. But a great lifestyle is never too much to handle. The Yorktown community in Jenks, OK, reflects that truth. This neighborhood, just outside of Tulsa, keeps growing with the demand for living here. And we responded. Now, you can cross the bridge to Covington, Beacon Homes’ new phase at Yorktown—and the last one before this community is complete.

Tips for Getting Pre-Qualified on a Mortgage

  • Gather documentation. Income information, personal information, bank account information, tax information. Also, how much you want to borrow, and how much you plan to put down.
  • Pay down existing debt. Reducing your credit card debt helps lower your credit utilization ratio, which is a major factor in determining your credit score. Also, paying down credit cards or other loans means a lower debt-to-income ratio, which helps determine your basic eligibility for a mortgage loan and how much you can borrow if you qualify.
  • Avoid borrowing. Any new debt you take on will impact your ability to get a mortgage loan, as well as the capacity to make your payments. Avoid opening new credit accounts for a handful of months before you start the prequalification process. Also, because mortgage lenders run another credit check shortly before closing, you’ll want to avoid borrowing from other sources until you’ve closed.

Many of our customers can’t wait to get started designing, and often want to visit the Design Center early in the process so that they can begin thinking about what their new home will look like. With this in mind, we set out to create an easy, fun, interactive way that anyone can use to get inspired with home design.

We are thrilled to introduce Beacon Homes Envision — an all-new interactive design tool that allows home shoppers and buyers to browse, select, and save selections to start envisioning their new home. The tool’s streamlined navigation helps users understand what selections are available and makes it easy to narrow down and compare their choices. Using Envision is simple, and puts you one step closer to realizing your dream home.

How It Works

Envision is easy to use. Start with the Design Checklist to see all the items that are available for your new home, arranged by category. You’ll find selections for:

  • Appliances
  • Countertops & Wall Tile
  • Plumbing Fixtures
  • Cabinets and Millwork
  • Flooring
  • Paint
  • Exteriors

Click into each category and you’ll find smaller subcategories. For example, flooring is arranged into hardwoods, carpet, and tile.  From there, just click on the images that appeal to you to open enlarged versions with descriptions. If it’s a favorite, click “Add to Wishlist.”
