Welcome to the Cape Anne model in the Braxton community of Yukon, OK! This gorgeous home may not be on the sandy beaches of the Atlantic, but you’ll certainly feel like you’re on a breezy vacation every day when you walk through the doors of this Modern Farmhouse stunner.

The Cape Anne in Braxton is Beacon Homes’ newest model home, and it is available to tour by appointment now! You’ll love the modern, open-concept design, flexible spaces, impressive storage, gorgeous living spaces, and luxurious owner’s suite.

The thoughtful design begins outside, with the home’s beautiful Modern Farmhouse-style elevation featuring crisp black and white details and a covered front porch.

Inside, there’s a classic foyer with a flex room off to one side. This could be used as a formal dining room, office, study, home gym, hobby room, or any other space you need. The home opens up to a large family room that flows right into the cafe area and kitchen. The island provides space for extra seating and ensures the hosts are always part of the gathering. The 59-sq-ft pantry may be one of the largest you’ve ever seen or choose the messy kitchen option for out of sight storage for all those appliances that clutter up your counters!  This open living space flows right onto the 31-ft-wide covered back porch — large enough to set up an outdoor living area complete with spaces for dining, relaxing, grilling, and more.

Cape Anne’s three first-floor bedrooms are situated along one side of the home, with none of the sleeping areas sharing a wall, so that everyone can enjoy peace and quiet. The owner’s suite occupies the most private part of the home, with a spa-like bathroom that features an elegant dual vanity, a separate tub and walk-in shower, and a massive walk-in closet that connects to the laundry room making laundry day easy!

Speaking of storage, you’ll find it in abundance throughout this easy-to-navigate home. There is a closet at every turn, including a large coat and broom closet in the mudroom. The split 3-car garage offers even more flexible space to store anything you need, no matter the size.

Upstairs, homeowners have the option of including a flexible loft space with or without a full bath.

The Cape Anne is such a popular floor plan that one of our sales associates just built it for his own family! If you’re interested in experiencing all the ways to love living in the exquisite Cape Ann plan in Braxton, give us a call or schedule a visit today.

If you are considering relocating to the great state of Oklahoma — either for the low cost of living, great career opportunities, unique culture, or tons of activities — you’ve chosen well. There are so many advantages of living in this state that’s located smack dab in the heart of the country, that embraces innovation just as much as its rich history. There are many more, but here are our top 10 reasons to relocate to Oklahoma — particularly its two largest cities of Oklahoma City and Tulsa!

1) Low Cost of Living

The overall cost of living in Oklahoma is well below the national average, which means your dollar stretches further for both basics like utilities and food, and for the fun stuff like shopping and entertainment. A new home in Oklahoma City or Tulsa is an especially good investment, since both markets are currently about half as expensive as the national average, and home prices continue to rise.

2. Fun Activities for Everyone

There are tons of interesting, fun, and downright exciting things to do in Oklahoma! In Oklahoma City, stop by the Oklahoma City National Memorial & Museum for a casual stroll through the recently-renovated, state-of-the-art facility, or turn the energy way up at a Thunders’ basketball game at the Chesapeake Energy Arena. In Tulsa, spend a Saturday night in the Blue Dome Entertainment District for tasty food, cocktails, and live entertainment, or bring the kids to the fantastic Oklahoma Aquarium in Jenks, about 20 minutes south of Tulsa.

3. Unique Shopping Districts

The state’s two biggest cities have some of the most unique specialty shopping in the Midwest! In OKC, head to Stockyards City to stock up on quintessential western wear like cowboy boots, hats, and jeans. Western Avenue has plenty of one-of-a-kind shops for antiques and records. And in Midtown you’ll find hip and trendy stores for the fashion-forward shopper.

In Tulsa head to The Boxyard, an innovative shopping experience where each retailer is housed in a refurbished shipping container. No big box stores here — only little ones! From women’s wear to skate gear, if it’s unique enough you’ll find it here. In Utica Square you’ll find the perfect mix of upscale national retailers and smaller, independent shops.

4. Amazing Restaurant Scene

Did you know? Oklahoma is a test market for many national restaurant chains.  The state is literally in the heart of the county and its residents represent a microcosm of the American population. If a restaurant or new dish does well here — chances are it’ll be a national success!

Oklahoma cities also have their fair share of local restaurants that attract foodies from all over the state. From BBQ to international flavors, you can find the best of it here. In the OKC area try the Onion Burger at Tuckers, or stroll through Chisolm Creek and take your pick from a number of excellent casual and fine dining places. In Tulsa, try any of the restaurants at Mother Road Market or along Cherry Street and you won’t be disappointed.

Oklahoma is especially known for a good old-fashioned hamburger, and all the variations of it! Check out The 13 Best Burgers in OKC and Tulsa and add as many as you can to your “must-do” list the next time you’re in town.

5. Not Your Ordinary Public Parks

Public parks are a source of pride for many Oklahoma cities, and with acres upon acres of green space, walking and biking trails, gardens, playgrounds, water features, and other attractions, residents take full advantage of them. In OKC the main attractions are Lake HefnerMartin Park Nature Center, and Scissortail Park. In Tulsa, The Gathering Place is a 100-acre, world-class, riverfront park with various activites like Mist Mountain and Chapman Adventure Playground, educational activities, and year-round events. It’s the ultimate park, and it’s right here in Tulsa!

6. Outdoor Festivals

As one of the top states with the most days of sunshine in a year (231 days, on average), Oklahomans live for outdoor festivals. The largest are the state’s music festivals — with sounds ranging from country to metal and everything in between. Must-sees include Normal Music Festival in Norman, American Heritage Musical Festival in Grove, and Rocklahoma in Pryor.

If browsing art stalls on a beautiful sunny day is more your speed, check out Festival of the Arts in Oklahoma City, Tulsa International Mayfest, or the Paseo Arts Festival in OKC. Finally, if taste testing specialty food sounds appetizing, find your way to the Frederick Fantastic Oyster Fry, or the El Reno Fried Onion Burger Day Festival.

7. Great Schools and Universities

No matter where you live in Oklahoma, you have access to great schools! Deer Creek School District, where Beacon Homes builds in OKC, is ranked the best school district in the state according to graduation rates and testing. For higher education, The University of Tulsa is known as the “Harvard of the West,” and the University of Oklahoma in Norman, Oklahoma State University in Stillwater, and the University of Central Oklahoma in Edmond are also excellent options.

8) Access to Everywhere

As mentioned earlier, Oklahoma is at the geographic center of the country, and that’s useful for a lot more than just testing restaurants! The state is located on the crossroads of I-40 and I-35, which means you have a straight shot to either coast. For those who travel often for work or fun, you can get to Dallas in just 3.5 hours, Arkansas in 2 hours, and Wichita, KS in just over 3 hours.

9) All Four Seasons

Due to the tilt of the Earth and Oklahoma’s location, the state experiences all four seasons in all their splendor. Whether you love sunny summers for swimming or cold winters to cozy up to a fireplace, you can enjoy it all here in Oklahoma. There’s also plenty to do in each season — lake trips in the summer, balloon fests in the fall, eagle spotting in the winter, and state parks and museums in the spring. Every season is unique and wonderful!

10) Job Opportunities

If you are looking for a career opportunity in aviation, biotechnology, energy, transportation, or business services, there’s a good chance you’ll find it in Oklahoma City or Tulsa. Both cities have unemployment rates well below the national average, and expect positive job growth over the next ten years.

Oklahoma is a great state to consider for relocation. If you are looking for new homes in Oklahoma City or Tulsa, or if you just need some relocation advice, contact us — we’d love to help!

Real estate markets are constantly changing and responding to larger economic forces, but the last nearly two years have really thrown a curve ball to the industry at large. Although national home prices had been on a steady incline prior to the pandemic, since summer of 2020 they have increased exponentially, by nearly 18% in fact. Although we have seen stabilization in some markets, home prices are expected to continue rising for the foreseeable future. In this article, we’ll explain the reason for this, and why it’s still a great time to buy nonetheless.

Price Increases Explained

For existing homes, scarcity was, and is, the main factor driving up their cost. For new homes, the challenge has been scarcity plus the rising cost of lumber and other building materials. From 2019 to the all-time peak in May 2021, lumber increased by over 400% for a thousand board feet. Lumber is the number one material used to frame houses, and according to the National Association of Home Builders, that cost added an average of $30,000 to each new home.

Today, the cost of lumber has plummeted since May, but at $650 per thousand board feet (as of October 2021), it is still well above the $400 averages we saw two years ago. Based on production and demand cycles, the cost of lumber is expected to continue rising at least through next year, along with other building materials like PVC piping, concrete, OSB (a type of wood panel), insulation, copper wire, and structural steel.

The cost of skilled labor also presents a challenge. There were construction labor shortages prior to 2020, and the pandemic only exacerbated them. While there are national workforce development programs aimed at attracting people to the housing industry and providing the training and certifications they need, companies are currently coping with smaller workforces and workers who may be sick or exposed, and must quarantine for long periods of time. Home building companies must be willing to pay more for skilled trade partners and craftsmen in order to complete homes.

What all this means for homebuyers is that, while home prices have stabilized in parts of the country, they have definitely not decreased, and they, too, will continue to rise for the foreseeable future, though at a slower rate. Due to materials and labor shortages, we are also still seeing delays in starting and finishing new homes. But there is good news…

Why Now is Still a Great Time to Buy

Because of the unpredictable nature of the real estate market, the best time to buy is when you are ready. If you are ready to make a move and build your dream home now, and are financially able, there is no question that it is a great time to buy. Interest rates continue to be low, which means, even with the added cost of lumber and materials, you can still afford “more house” than you could could just two years ago.

In 2019, the average interest rate for a 30-year fixed rate mortgage was 4.25%. On October 6, 2021, it was 3.13%. For more up-to-date and complete information on interest rates and mortgage options, we encourage you to speak with a lender. (If you’d like a recommendation for a reliable and helpful lender, please contact us.)

In summary, yes — the real estate industry can be unpredictable, but there is no guarantee that tomorrow, next month, or next year will be a better time to buy than today. In fact, the forecasts are showing that the costs of lumber, materials, interest rates, and therefore housing will continue to increase for the foreseeable future.

At Beacon Homes, we are thankful for our strong vendor relationships, which have enabled us to continue building homes for our valued customers with little disruption. We are staying ahead of market conditions and proactively ordering materials as early as possible to minimize delays. Construction managers also provide weekly updates throughout the build so that our customers are always up to date on the progress of their home. While we have faced the same challenges as most builders throughout the country, we are proud to continue building expertly-crafted, high quality homes in Oklahoma City and Tulsa and with the level of care and customer service that we’ve become known for.

If you are ready to buy, we are ready to build! Contact us today to learn more about our design process and move into the home of your dreams sooner than you ever expected.

Can you get too much of a good thing? When you’re talking about your favorite food, maybe. But a great lifestyle is never too much to handle. The Yorktown community in Jenks, OK, reflects that truth. This neighborhood, just outside of Tulsa, keeps growing with the demand for living here. And we responded. Now, you can cross the bridge to Covington, Beacon Homes’ new phase at Yorktown—and the last one before this community is complete.

Covington is nestled in the back of Yorktown, connected to the rest of the community with a bridge. What a great way to experience the privacy of your neighborhood!

The Covington section of Yorktown will feature our new collection of floor plans. Each one is named after a famous lighthouse around the country. We’re currently building the Liston home design, inspired by the Liston Front Range Lighthouse and Liston Rear Range Lighthouse, both of which have stood for more than a century along the Delaware River.

This new home, at 421 East 126th Street South, is an expanded version of the Liston. We’ve extended the flex room in the original design to create a fourth bedroom and added 100 square feet to the master bedroom. The single-level home now offers 2,261 square feet of interior living space. This is a home you’ll want to see for yourself, so you can experience the wonderful flow from room to room, the openness of the main living area, and the view of the patio and backyard from this space. You need to see how the master suite is designed to give you a relaxing retreat from the household activity. The bedroom feels more spacious with the tray ceiling. The bathroom gives you both a step-in shower and a soaking tub that is too inviting to ignore. And the walk-in closet is almost a room on its own.

Just down the street, we’ve begun construction on a Fenwick floor plan at 425 East 126th Street South. This design is named for the Fenwick Island Lighthouse that was built to prevent the shipwrecks that had been occurring off the coast of Fenwick Island, at the border between Delaware and Maryland.

The 2,076-square-foot Fenwick is great for a first-time homebuyer, growing family, or empty-nester. All on one level, the home uses every square foot to your benefit. The split floor plan separates the master suite from the other 2 bedrooms. The second full bath and the powder room are smartly situated near the main living area, for anyone’s convenience. The Fenwick’s center island kitchen is designed for efficiency and styled for visual appeal.

Beacon Homes also includes a flex room in the Fenwick. Easily accessible from the foyer or the garage entry, the room gives you many options to expand your living space. A study, home office, playroom, hobby studio, exercise room, library, or even a guest room would work well here.

These first two homes in Covington will be move-in ready later this spring, and we have many more homesites where you can build your own lighthouse-inspired Beacon Home. Come visit us now to see the plans for Covington as we begin this last chance to live in Yorktown near the family-friendly city of TulsaContact Beth for more information and to schedule your personal tour.

Get the look

One of the most common questions people ask when they see this gorgeous home is how they can recreate this look. As true design experts, we’ve created an easier way for you to get the look… our curated design packages. Here are our secrets for recreating the “After 5pm” look !

Create a beautiful home that fits your unique style

In addition to the After 5 Package in our parade home, we also offer seven additional design collections. Instead of trying to piece together all the colors, finishes, and styles on your own, find the one that fits your style best and then we’ll help you personalize the specific details.

We will be building the Windmill Point plan in our new Elwood Crossing community that is now selling in Glenpool, OK. This beautiful community has generous half-acre lots that are conveniently located less than six minutes from local schools, work places, healthcare facilities, shopping, and just about anything you and your family may need.

We also build in other new home communities in Tulsa & Oklahoma City: Sunset Hills in Broken Arrow; Woodland Park in Arcadia; The Preserve at Covell Valley, The Grove, Fox Lair Estates, and Rush Creek in Edmond; Morgan Creek in Mustang; and Braxton in Yukon.

The housing market is in flux, but you’re still interested in buying a new home. Understandably, though, you have questions about interest rates, mortgages, and home availability. One of our preferred lenders has answers — and a little perspective!

Allow us to introduce Steve Daniels from Cornerstone Home Lending, Inc. His years of experience and dedication to his clients make him one of our trusted resources! Steve’s team provides a level of customer service a notch above any other lender we’ve worked with. They are communicative, resourceful, and professional.

Even better, with offices not far from our communities, Steve’s team is local, too. They know us and our building processes, and you’re not just a name and a number in the system. There are so many moving parts that come together right before closing; it’s not uncommon to see a glitch in any one of those parts cause delays in closings with other lenders. (The last thing you want to be doing is rescheduling movers, utilities, and deliveries at the last minute!) Steve’s team is proactive and helps make sure the closing stays on time.

So, what’s Steve been telling prospective homebuyers? “With homes selling as fast as they are, it is really important to go ahead and get pre-qualified for a home purchase. Not only will you know exactly what you can afford, but you will be ready to sign a sales agreement and not have to wait to receive a pre-qualification letter.”

Intimidated by the mortgage process? Don’t be! According to Steve, getting the pre-qualification process started takes no time. At Cornerstone, all you have to do is complete an online application. (Make sure you have all your information ready! See our tips below⇣)

Once an application is completed, Steve’s team has it put together and back to the applicant within 24 hours. This level of efficiency is another reason we like working with Steve and his Cornerstone team. Their dedication to providing a great experience for everyone fits in really well with our philosophy here at Beacon Homes.

“Our goal is that every family we work with feels like they are our only client. We want to make them a client for life, not just for this one transaction,” says Steve. “We go the extra mile to make their experience enjoyable.”

This is a great time to build a new home! And Beacon Homes wants to be your builder. We have available homes and homesites, and trusted Preferred Lenders like Steve who can help you make your new dream home a reality.

Tips for Getting Pre-Qualified on a Mortgage

  • Gather documentation. Income information, personal information, bank account information, tax information. Also, how much you want to borrow, and how much you plan to put down.
  • Pay down existing debt. Reducing your credit card debt helps lower your credit utilization ratio, which is a major factor in determining your credit score. Also, paying down credit cards or other loans means a lower debt-to-income ratio, which helps determine your basic eligibility for a mortgage loan and how much you can borrow if you qualify.
  • Avoid borrowing. Any new debt you take on will impact your ability to get a mortgage loan, as well as the capacity to make your payments. Avoid opening new credit accounts for a handful of months before you start the prequalification process. Also, because mortgage lenders run another credit check shortly before closing, you’ll want to avoid borrowing from other sources until you’ve closed.

Oh, and did we mention how much fun it is to build with us? It’s definitely worth the wait to build and personalize your new home in Oklahoma. Our team of experts is ready to make your new home journey an experience you’ll love from beginning to end.

Designing your new home is one of the most exciting and memorable parts of the building process. There are so many beautiful choices of cabinets, flooring, countertops, fixtures, and paint — and the combinations are seemingly endless.

Many of our customers can’t wait to get started designing, and often want to visit the Design Center early in the process so that they can begin thinking about what their new home will look like. With this in mind, we set out to create an easy, fun, interactive way that anyone can use to get inspired with home design.

We are thrilled to introduce Beacon Homes Envision — an all-new interactive design tool that allows home shoppers and buyers to browse, select, and save selections to start envisioning their new home. The tool’s streamlined navigation helps users understand what selections are available and makes it easy to narrow down and compare their choices. Using Envision is simple, and puts you one step closer to realizing your dream home.

How It Works

Envision is easy to use. Start with the Design Checklist to see all the items that are available for your new home, arranged by category. You’ll find selections for:

  • Appliances
  • Countertops & Wall Tile
  • Plumbing Fixtures
  • Cabinets and Millwork
  • Flooring
  • Paint
  • Exteriors

Click into each category and you’ll find smaller subcategories. For example, flooring is arranged into hardwoods, carpet, and tile.  From there, just click on the images that appeal to you to open enlarged versions with descriptions. If it’s a favorite, click “Add to Wishlist.”

You can save as many selections to your account as you like, and come back to reference pictures or to compare items any time. The tool also lets you know if an item is included in the base cost of the home, or if it is considered an upgrade.

Why It’s Great

With Beacon Homes’ Envision, you can see all the selections we offer in our Design Center, from the comfort of your home. For buyers, this gives you a head start on your design appointment, since you’ll already have an idea of items you can choose from and which finishes you like. When it’s time for your appointment, you can simply view your Wishlist with our in-house design consultant. These images will help her pull together several design packages that you’re sure to love, and you’ll be able to make decisions faster and with more confidence.

If you’re a home shopper and haven’t quite committed to a floor plan yet, but you’re still curious about the selections available to you, you’re free to use Envision, too! Create an online lookbook right within the tool to spark your creative design ideas.

Envision will not replace an in-person meeting with your designer when it’s time to make final selections, but it’s sure to make the process more streamlined, fun, and accessible. To get started, visit our website and we can’t wait for you to get started!

Beacon Homes are Built Smart. Built Healthy. Built to Last.™ If you are interested in a new home in Oklahoma City or Tulsa, OK, please contact Cori at (405) 358 – 8615.

We all know how important it is to not only feel healthy, but to live, work, and play in spaces that actively enhance our health and wellbeing. Today, more than ever, we do all those things in the safety and security of our homes, and we want our indoor environment to work just as hard as we do at keeping us healthy, safe, and comfortable – no matter what’s happening outside.

That’s why a truly healthy home — one with brand new systems that run efficiently and quietly to improve indoor air quality, reduce moisture and mold,  and keep us comfortable even when outside temperatures are extreme — is more important than ever.

Healthy Home, Healthy Family

There’s a lot of talk about homes that are deemed “healthy” but in reality, just have an added air filter here, or retrofitted water filter there. A truly healthy home is one that is designed, from the very first concept, to literally help you breathe easier from the moment you walk in, without you ever having to think or worry about it. It’s a given, a no-brainer – healthy is just what the home is. Technologically-advanced ventilation, plumbing, and electrical systems work together seamlessly, efficiently, and intelligently to create a home that you and your family feel better living in.

And we mean that literally. If you or anyone in your family suffers with allergies, asthma, frequent colds, or any other respiratory issues, you will immediately feel the difference in a home that’s been designed for optimal health and wellbeing from the ground up. You’ll have peace of mind knowing that this is a safe space where you can breathe easily – free of dust, pollen, and other allergens.

It’s not just in the systems – a truly healthy home prioritizes your wellbeing with high-quality, environmentally-friendly materials used throughout the construction process. Low VOC paints reduce irritating fumes, and high-tech vapor barriers prevent moisture from creeping into walls. From foundation to roof, every single product is vetted for its ability to contribute to a healthy home, and only the ones of superior quality are selected. You can rest easy knowing that this home has been built for health, and not merely retrofitted with disparate parts and systems.

Control Your Home and Your Wellbeing

With a truly healthy home, you also have more control. You have ultimate control over your home’s comfortability, without having to submit to inconveniences like hot spots or drafty rooms. You control your energy bill, since homes that are better at creating comfortable indoor environments are, out of necessity, more energy efficient. Smart home innovation also offers you more control over your wellbeing. No matter where you are in the world, you control your indoor air temperature, humidity levels, lights, appliances, locks, doors, and more. A truly healthy home makes your life easier… and simply better.

We’re proud to say that every Beacon home is designed and built as a truly healthy home. We put just as much thought into how our homes work as how they look, because it’s what’s on the inside that counts – and that includes you and your family.
